The flat is an upstairs flat in a building split into only 2 flats (upstairs and downstairs). We own both flats, so you will have nice neighbours! This advert is just for the upstairs flat.

The flat has a new Worcester bosch boiler (fitted 2020) so it is reliable and cheap to heat. There is a water meter fitted.
bills are extra to rental and not included. The flat is band A council tax (the cheapest one!) The EPC is "C".
If furnished

There is no garden but there is a back alleyway into the down stairs flats garden, the downstairs garden is private for the other flat but this flat has a safe, small area at the back with a private lockable shed for a bike or storage and a patch of gravel big enough for a washing line to dry your laundry.

There is parking on the road, there are spaces to the front of the flat or just down the next side road (4 houses away). It is not permit parking.

The flat is clean and nicely decorated but will be newly decorated ready for its new tenants.

I have let property for quite a few years now and am a good quality landlord, I belong to the NRLA (National Residential Landlords Association) so am required to uphold good standards.
The flat has all of it's safety certificates, the boiler is serviced regularly (our expense, not yours) as are the smoke detectors, emergency lighting and electrics.
